Houses in Arbutus, Quilchena & Kerrisdale (Vancouver Westside) are listed starting at $2.48 million, significantly higher than the most active price bands of homes sold in Vancouver Westside in October, which was between $1.5 million and $2.25 million (which had a 125% sales ratio) in October 2021.
Wide Range of Sales Ratios Between These Three Quiet Neighbourhoods
When we compared the sales ratio average across all of Vancouver Westside of 17% to these three inner-Vancouver neighbourhoods, the difference between areas is notable.
- Kerrisdale had the highest sales ratio at 31%, far above the average.
- Quilchena followed at 23% with 5 sales and 22 new listings.
- Arbutus only sold 3 listings for a 13% ratio, below average.
Compared to the robust 35% sales ratio of condos/townhomes in the areas outside of Downtown Vancouver, these sales ratios of detached houses in these areas in October were tamer.
Out of the 108 detached homes sold throughout Vancouver Westside in October, these 3 neighbourhoods combined for 18 sales (17% of all sales in this period), significantly outperforming the Cambie Corridor regions of Vancouver Westside as far as sales ratios go (but with higher number of transactions).
Kerrisdale, Quilchena and Arbutus (Vancouver West) currently have around 70 houses for sale (at the time of writing this article), and more than 25 of them are asking over $5 million. These quiet residential neighbourhoods often boast larger lots in one of the most popular regions in BC.
