Sellers Market in Quilchena, Mackenzie Heights, Kerrisdale
Quilchena condos and townhomes sold extremely fast with 10 new listings and 8 sales, therefore producing an 80% sales ratio. Mackenzie Heights and Kerrisdale condos and townhomes also sold well. These two neighbourhoods brought in 33 new listings and 6 sales, creating an 18% sales ratio.
Most Active Price Bands
Condos and townhomes in Vancouver Westside priced anywhere between $400K-$1.5M sold at extremely fast rates. This larger price bracket accounted for 368 listings and 202 sales, therefore producing a 55% sales ratio. Within this bracket, the smaller price band of $600K-$700k condos and townhomes sold at 100% sales ratio with 31 new listings and 31 sales.

Arbutus, Quilchena, Mackenzie Heights & Kerrisdale Homes all Perform Well
All four of these Vancouver Westside neighbourhoods of Arbutus, Quilchena, Mackenzie Heights & Kerrisdale had a good month in single family home sales. Kerrisdale homes brought in the highest sales ratio, and most sales with a 38% sales ratio (16 listings, 6 sales). On the other hand, Arbutus, Mackenzie Heights and Quilchena homes all experienced similar markets compared to one another. Collectively, Arbutus and Mackenzie Heights and Quilchena homes brought in an 18% sales ratio (62 new listings, 11 sales).
Increase in Activity from Last Month
Compared to the previous month, house sales in Vancouver West in February saw a much more active market. Vancouver Westside home sales saw a 60% jump from last month with 101 total sales compared to 63. In Arbutus, Quilchena, Mackenzie Heights & Kerrisdale specifically, home sales saw a 54% increase compared to last month with 17 total sales, up from 11. The average days on market also saw a drastic drop from last month. In February, average days on market fell to 11, down from 31 in January (-65% variance).
