Condo and townhome sales in Vancouver started to hit the breaks in April after a 3-month period of growth over the first quarter of 2022. All 3 areas of Vancouver; Downtown, Westside and Eastside, all experienced a decline in sales ratio compared to the previous months.
Vancouver Eastside Sales Slow down in April
After consecutively recording increasingly high sales ratios over the first quarter of 2022, Eastside condos and townhome sales experienced a drop this month. In the previous month (March), Eastside condos and townhomes recorded an outstanding 75% sales ratio. This dropped to a 53% sales ratio in April with the market experiencing more new listings but less sales. However, there are still some areas of Vancouver East that sold very fast:
- Renfrew Heights and Victoria condos and townhomes sold at 125% sales ratio (16 new listings, 20 sales).
- Killarney condos and townhomes sold at 100% sales ratio (7 new listings, 7 sales)
- Hastings and Hastings sunrise condos and townhomes sold at 94% sales ratio (17 new listings, 16 sales).
Eastside Neighbourhoods Bringing in the Most Listings in April
- Collingwood condos and townhomes brought in 80 new listings (with 38 sales)
- South Marine condos and townhomes brought in 72 new listings (with 30 sales)
- Mount pleasant condos and townhomes brought in 70 new listings (with 47 sales)
Vancouver Westside and Downtown Take Hit in Sales Ratios As Well
In April, Vancouver Westside condos and townhomes sales ratio dropped to 39% from 56% in March. Downtown Vancouver recorded the lowest sales ratio of all 3 regions with a 30% sales ratio in April.
Best Performing Neighbourhoods in Vancouver West
Fairview and False Creek both brought in a lot of new inventory and sales for the month with a total of 137 new listings and 79 sales (58% sales ratio). Kitsilano condos and townhomes had the highest sales ratio for Vancouver Westside condos and townhomes at 74% (69 listings, 51 sales).

Best Performing Neighbourhoods in Downtown Vancouver
Downtown and West End condos and townhomes had the most attention in April with a 38% sales ratio (456 new listings, 172 sales). Coal Harbour and Yaletown sold a bit slower at 22% (372 new listings, 80 sales)

Fastest Selling Vancouver West Condo and Townhome Prices
In Vancouver West, condos and townhomes priced $600K – $700K were very popular, selling at 60% sales ratio (116 listings, 70 sales). $900k – $1M condos and townhomes in Vancouver West also had a lot of attention with a 55% sales ratio (108 new listings, 59 sales).
