Downtown and Yaletown Sell the Fastest in Downtown Vancouver
Continuing on from June, Downtown condos and townhomes continued to have the highest sales ratio among Downtown Vancouver’s four neighbourhoods. In July, Yaletown eked out a 1% lead over West End at 17% sales ratio, thoroughly closing the sales gap between them. The biggest difference among sales trends is thus found in the most active price bands. During July, Downtown Vancouver condos and townhomes priced between $400k-$900k accounted for 61% of total sales. Above the one-million mark, Downtown Vancouver condos and townhomes priced between $1M-$1.25M sold with a 25% sales ratio of 20 sales against a 79 listing inventory.
Vancouver Eastside Condos and Townhomes
Robust Condo and Townhome Sales in Vancouver Eastside Neighbourhoods
Despite consumers becoming more cautious in the market overall, the majority of Vancouver East neighbourhoods are posting double-digit percent sales ratios. For example, Hastings and Main lead the pack with 50% sales ratios apiece. The next closest are Mount Pleasant (43%), Killarney (40%) and Champlain Heights (33%). Even towards the lower end of the range, Collingwood had 22 sales with an inventory of 99 – resulting in a 22% sales ratio.

In terms of prices, the most active price band for Vancouver East condos and townhomes ranged in price $600k-$700k – at a 50% sales ratio.
Vancouver Westside Condos and Townhomes
Sales of Vancouver Westside condos and townhomes priced $500k-$700k were the most active price band, averaging a combined 61% sales ratio. On a per-neighbourhood basis, the bulk of sales were in Fairview, Kitsilano and False Creek.
