Detached Homes Movement In Vancouver Westside in February 2022


Single Family Home Sales in Vancouver Westside Begin to Pick up in February

Vancouver Westside detached homes saw a large increase in sales during the month of February, with 101 total sales, up from 63 sales in January. This market also saw a drastic decrease in average days on market, falling to 11 days from 31 days in January.

Kitsilano, Dunbar, Point Grey Bring in Highest Sales

Kitsilano single family homes garnered the most attention out of the Vancouver Westside in February, accounting for 20 new listings and 13 sales (65% sales ratio). Dunbar homes brought in a lot of new listings with 67 new additions to the market that turned over 17 sales (25% sales ratio). Point Grey brought in a lot of new listings as well, accounting for 59 new inventory and 13 sales (22% sales ratio).

Most Active Price Bands for Vancouver West Detached Homes

$2.5M-$2.75M homes in Vancouver West had the most attention, bringing in 12 new listings and 7 sales for a 58% sales ratio. $2.75M – $3M homes in Vancouver West saw a very similar pace with 29 new listings and 13 sales for a 45% sales ratio.  Another price band to take note of is Vancouver West homes priced $3.5M – $4M, which brought in the highest number of new listings  and sales with 65 in new inventory and 22 sales for a 34% sales ratio.

Lots of Inventory for Vancouver Westside Homes Above $4.5M

Single family homes in Vancouver West priced $4.5M – $6.5M brought in a large amount of listings, while still maintaining sales ratios above 10%. This price band brought in 147 new listings and 17 sales for an 11.5% sales ratio. Homes priced $7.5M and above saw a ton of new listings this month, however had a very slow month when it came to sales, with 119 new listings and only 2 sales for a 2% sales ratio.
