Detached Houses Movement In Vancouver Westside in November 2021

KERRISDALE ADVANCED FROM 3RD HOTTEST SELLING NEIGHBOURHOOD FOR DETACHED HOMES IN VANCOUVER WESTSIDE TO 1ST. 

In October, Kerrisdale houses moved at 31%, earning it the third spot for Van West’s fastest moving neighbourhoods for detached homes, after Kitsilano (1st) and Mount Pleasant (2nd). This November, it sold at 46%, making it the fastest moving neighbourhood. 

THE TOP FIVE FASTEST SELLING NEIGHBORHOODS WERE: 

1. Kerrisdale, Vancouver houses moved at 46%
2. Kitsilano, Vancouver houses moved at 43%
3. Arbutus, Vancouver houses moved at 33%
4. Point Grey, Vancouver houses moved at 27%
5. Mackenzie Heights, Vancouver houses moved at 5%.

BALANCED MARKET IN NOVEMBER FOR DETACHED HOMES IN VANCOUVER WEST

Vancouver Westside saw a balanced market this November, with a 16% sales ratio, and homes selling on average 1% below listing price. There were 602 new houses added to  inventory, 22% of which were in the $7.5m or greater price band. 

THE TOP 5 FASTEST MOVING PRICE BANDS WERE:

1. Vancouver homes priced $2m-$2.25m moved at 75% 
2. Vancouver homes priced $2.5m-$2.75 moved at 58% 
3. Vancouver homes priced $3m-3.5m$ moved at 33% 
4. Vancouver homes priced $3.5m-$4m moved at 19% 
5. Vancouver homes priced $4.5m-$5m moved at 18%
