{"id":188,"date":"2022-01-15T01:41:19","date_gmt":"2022-01-15T06:41:19","guid":{"rendered":"https:\/\/www.kenstef.com\/blog\/?p=188"},"modified":"2022-02-06T12:13:31","modified_gmt":"2022-02-06T17:13:31","slug":"condos-townhomes-sales-across-vancouver-in-december-2021","status":"publish","type":"post","link":"https:\/\/bcoceansideproperties.com\/blog\/condos-townhomes-sales-across-vancouver-in-december-2021\/","title":{"rendered":"Condos &#038; Townhomes Sales Across Vancouver in December 2021"},"content":{"rendered":"<h3>All of Vancouver Was a Sellers\u2019 Market for Attached Homes in December 2021 &#8211; East Vancouver Sold Fastest!<\/h3>\n<h4>East Vancouver Leads In December 2021<\/h4>\n<p>It was another blockbuster month for <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/type-Townhome\/page-1\">East Vancouver\u2019s townhomes<\/a> &amp; <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/type-Condo\/page-1\">condos<\/a> with a 67% sales ratio (183 sold with 274 added to its inventory), significantly higher than that of Vancouver Westside and Downtown Vancouver. <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/max_price-800000\/page-1\">East vancouver condos\/townhomes priced under $800k<\/a> sold at a jaw-dropping 119% sales ratio (120 sold with 101 added to inventory).<\/p>\n<p>The most popular neighbourhoods in East Vancouver for sales ratios were <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Champlain+Heights;Killarney+VE\/type-Condo\/page-1\">Killarney and Champlain Heights condos<\/a> &amp; <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Champlain+Heights;Killarney+VE\/type-Townhome\/page-1\">townhomes<\/a>, as both areas posted 200% or higher sales ratios, but with only 11 sales between the two. <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Collingwood+VE;Mount+Pleasant+VE;South+Marine\/type-Condo\/page-1\">Mount Pleasant, Collingwood and South Marine condos<\/a> &amp; <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Collingwood+VE;Mount+Pleasant+VE;South+Marine\/type-Townhome\/page-1\">townhomes<\/a> all posted double digit sales ratios with a total of 109 units trading hands, accounting for more than half the total sales in East Vancouver in the last month of 2021.<\/p>\n<h4>Vancouver Westside Also a Strong Sellers\u2019 Market<\/h4>\n<p><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/type-Townhome\/page-1\">Vancouver Westside townhomes<\/a> &amp; <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/type-Condo\/page-1\">condos<\/a> trailed second with a 43% sales ratio (200 sold with 463 added to its inventory), still a very vibrant sellers market. <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/type-Townhome\/min_price-500000\/max_price-900000\/page-1\">Townhomes<\/a> and <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/type-Condo\/min_price-500000\/max_price-900000\/page-1\">condos in Vancouver Westside priced between $500k to $900k<\/a> saw a 82% sales ratio with other price bands above it trailing lower and lower.<\/p>\n<p><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Fairview+VW;Kitsilano\/type-Condo\/page-1\">Fairview and Kitsilano condos<\/a> &amp; <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Fairview+VW;Kitsilano\/type-Townhome\/page-1\">townhomes<\/a> sold at the highest ratio, accounting for more than a third of the total sales in Vancouver Westside. These two neighbourhoods combined for a sales ratio of 151% with 77 listings sold. <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-False+Creek;Marpole;University+VW\/type-Condo\/page-1\">False Creek, Marpole and University condos<\/a> &amp; <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-False+Creek;Marpole;University+VW\/type-Townhome\/page-1\">townhomes<\/a> were the next hottest zones with a cumulative sales ratio of 40% with 70 units trading hands.<\/p>\n<h4>Downtown Vancouver Was the Slowest of The Three<\/h4>\n<p>Downtown Vancouver was the slowest out of all 3 zones for condos &amp; townhome movements, but still showcasing a sellers market with 33% sales ratio (185 sold with 555 added to inventory). <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Coal+Harbour;Downtown+VW;Gastown;West+End+VW;Yaletown\/max_price-800000\/page-1\">Downtown Vancouver townhomes &amp; condos priced up to $800k<\/a> had a 83% sales ratio with higher price points reducing in sale ratios.<\/p>\n<p><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Downtown+VW;Gastown;West+End+VW\/type-Condo\/page-1\">Downtown &amp; West End condos<\/a> &amp; <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Downtown+VW;Gastown;West+End+VW\/type-Townhome\/page-1\">townhomes<\/a> saw a 43% sales ratio with 128 sales, more than doubling that of <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Coal+Harbour;Yaletown\/type-Condo\/page-1\">Coal Harbour and Yaletown condos<\/a> &amp; <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Coal+Harbour;Yaletown\/type-Townhome\/page-1\">townhomes<\/a> which sold 57 units for a sales ratio of 22%.
