This market also saw a drastic decrease in average days on market, falling to 11 days from 31 days in January.<\/p>\n<h4>Kitsilano, Dunbar, Point Grey Bring in Highest Sales<\/h4>\n<p><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Kitsilano\/type-House\/order_by-price\/order_direction-DESC\/page-1\">Kitsilano single family homes<\/a> garnered the most attention out of the Vancouver Westside in February, accounting for 20 new listings and 13 sales (65% sales ratio). <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Dunbar\/type-House\/order_by-price\/order_direction-DESC\/page-1\">Dunbar homes brought in a lot of new listings<\/a> with 67 new additions to the market that turned over 17 sales (25% sales ratio). <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Point+Grey\/type-House\/order_by-price\/order_direction-DESC\/page-1\">Point Grey brought in a lot of new listings as well<\/a>, accounting for 59 new inventory and 13 sales (22% sales ratio).<\/p>\n<h4>Most Active Price Bands for Vancouver West Detached Homes<\/h4>\n<p><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Arbutus;Cambie;Dunbar;Fairview+VW;False+Creek;Gastown;Kerrisdale;Kitsilano;MacKenzie+Heights;Marpole;Mount+Pleasant+VW;Oakridge+VW;Olympic+Village;Point+Grey;Quilchena;S.W.+Marine;Shaughnessy;South+Cambie\/min_price-2500000\/max_price-2750000\/page-1\">$2.5M-$2.75M homes in Vancouver West<\/a> had the most attention, bringing in 12 new listings and 7 sales for a 58% sales ratio.<a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Arbutus;Cambie;Dunbar;Fairview+VW;False+Creek;Gastown;Kerrisdale;Kitsilano;MacKenzie+Heights;Marpole;Mount+Pleasant+VW;Oakridge+VW;Olympic+Village;Point+Grey;Quilchena;S.W.+Marine;Shaughnessy;South+Cambie\/min_price-2750000\/max_price-3000000\/page-1\"> $2.75M &#8211; $3M homes in Vancouver West<\/a> saw a very similar pace with 29 new listings and 13 sales for a 45% sales ratio.\u00a0 Another price band to take note of is <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Arbutus;Cambie;Dunbar;Fairview+VW;False+Creek;Gastown;Kerrisdale;Kitsilano;MacKenzie+Heights;Marpole;Mount+Pleasant+VW;Oakridge+VW;Olympic+Village;Point+Grey;Quilchena;S.W.+Marine;Shaughnessy;South+Cambie\/min_price-3500000\/max_price-4000000\/page-1\">Vancouver West homes priced $3.5M &#8211; $4M<\/a>, which brought in the highest number of new listings\u00a0 and sales with 65 in new inventory and 22 sales for a 34% sales ratio.<\/p>\n<h4>Lots of Inventory for Vancouver Westside Homes Above $4.5M<\/h4>\n<p>Single family homes in Vancouver West priced $4.5M &#8211; $6.5M brought in a large amount of listings, while still maintaining sales ratios above 10%. This price band brought in 147 new listings and 17 sales for an 11.5% sales ratio.
