In March, these Vancouver West homes sold at a 21% sales ratio, up from <a href=\"https:\/\/www.bcoceansideproperties.com\/blog\/detached-houses-movement-vancouver-westside-february-2022-real-estate\/\">19% in February<\/a> and <a href=\"https:\/\/www.bcoceansideproperties.com\/blog\/detached-houses-movement-in-vancouver-westside-real-estate-january-2022\/\">13% in January<\/a>. Days on market also saw a decline this month with an average of 10 days, compared to 11 in the previous month. Sales to list price ratio climbed to 101% for Westside homes this month from 98% in February.<\/p>\n<h4>Very Little Inventory for Homes below $2.5M in Vancouver West<\/h4>\n<p>Out of 575 total Vancouver West house listings this month, <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Arbutus;Cambie;Dunbar;Fairview+VW;False+Creek;Gastown;Kerrisdale;Kitsilano;MacKenzie+Heights;Marpole;Mount+Pleasant+VW;Oakridge+VW;Olympic+Village;Point+Grey;Quilchena;S.W.+Marine;Shaughnessy;South+Cambie;South+Granville;Southlands;University+VW\/type-House\/max_price-2500000\/page-1\">Westside homes below $2.5M only saw 17 new listings.<\/a> As the Vancouver housing market continues its highly competitive streak, these lower-priced housing options only accounted for 3% of total new listings this month.<\/p>\n<h5>Large Influx of Mid- to Luxury-Range Homes<\/h5>\n<p>Vancouver Westside had a large influx of homes in the mid- to luxury-range price points. <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Arbutus;Cambie;Dunbar;Fairview+VW;False+Creek;Gastown;Kerrisdale;Kitsilano;MacKenzie+Heights;Marpole;Mount+Pleasant+VW;Oakridge+VW;Olympic+Village;Point+Grey;Quilchena;S.W.+Marine;Shaughnessy;South+Cambie;South+Granville;Southlands;University+VW\/type-House\/min_price-3500000\/page-1\">Vancouver Westside homes above $3.5M accounted for 80% of all new listings in the area<\/a> (456\/575 new listings).
