This slowing trend has slowed in the case of North Vancouver\u2019s condos &amp; townhomes market, and has actually reversed a little bit in the case of single-family homes. Yes, really! Home sales in North Vancouver <strong>increased by 25%<\/strong> during September, while sales of condos &amp; townhomes only shrank by -3%.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Likely reflecting the current state of the real estate market and the fact that overarching economic patterns have finally caught up to it, the <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-North+Vancouver\/type-House\/min_price-1500000\/max_price-2000000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">most active price band for detached homes in North Vancouver is between $1.5M to $2M<\/span><\/a><span style=\"font-weight: 400;\">. This price range accounts for over 50% of all homes sold in North Vancouver. Furthermore, <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-North+Vancouver\/type-House\/min_bedroom-3\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">60% of single-family homes sold had 3 bedrooms or more<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As to where these homes are selling the most, this month bucked the trend of Lower and Central Lonsdale as Deep Cove, Lynn Valley and Canyon Heights saw increased attention. These neighbourhoods are further removed from the busy core of North Van\u2019s Lonsdale Avenue, their positioning owing more to a suburban lifestyle surrounded by the verdant nature of the North Shore.<\/span><\/p>\n<p><a href=\"https:\/\/www.kenstef.com\/listings\/city-North+Vancouver\/area-Canyon+Heights+NV;Deep+Cove;Lynn+Valley\/type-House\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">View available single-family, detached homes in Deep Cove, Lynn Valley &amp; Canyon Heights<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Another neighbourhood in North Vancouver is Westlynn, which had a 27% sales ratio last month. There are <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-North+Vancouver\/area-Westlynn\/type-House\/page-1\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">single-family home listings available<\/span><\/a><span style=\"font-weight: 400;\"> in the idyllic, tree-lined neighbourhood. Just a bit. The two markets are actually at parity &#8211; both at a 22% sales ratio for September.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The two most active price bands for condos &amp; townhomes are <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-North+Vancouver\/type-Condo\/min_price-400000\/max_price-700000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">priced between $400,000 to $700,000<\/span><\/a><span style=\"font-weight: 400;\">, or <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-North+Vancouver\/type-Condo\/min_price-1000000\/max_price-1500000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">North Vancouver condos<\/span><\/a><span style=\"font-weight: 400;\"> &amp; <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-North+Vancouver\/type-Townhome\/min_price-1000000\/max_price-1500000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">townhomes ranging from $1M to $1.5M<\/span><\/a><span style=\"font-weight: 400;\">. Most of these units on the market are concentrated in neighbourhoods like Mosquito Creek, Roche Point &amp; Central Lonsdale. Central Lonsdale has a lot of multi-unit residential developments currently being built or having finished construction, while Seymour Village in Roche Point continues to expand in phases. Another area <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-North+Vancouver\/area-Lower+Lonsdale\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">popular with condo &amp; townhome buyers is Lower Lonsdale<\/span><\/a><span style=\"font-weight: 400;\"> which benefits from its trendy Shipyards commercial area and the Lonsdale Quay Station transit hub.\u00a0\u00a0<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-632\" src=\"https:\/\/www.bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_NVanCondos.jpg\" alt=\"Infographic of market data for North Vancouver condos and townhomes.\" width=\"750\" height=\"500\" srcset=\"https:\/\/bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_NVanCondos.jpg 750w, https:\/\/bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_NVanCondos-300x200.jpg 300w\" sizes=\"(max-width: 750px) 100vw, 750px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Sales of detached, single-family homes in West Vancouver declined by only 14% in September. This isn\u2019t <\/span><i><span style=\"font-weight: 400;\">that<\/span><\/i><span style=\"font-weight: 400;\"> terrible, as the sale-to-list price ratio actually increased by 4% &#8211; so the homes which do sell are selling for about 99% of their list price. The most active price band for detached homes in West Vancouver is for <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-West+Vancouver\/type-House\/min_price-1750000\/max_price-2500000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">homes priced from $1.75M to $2.5M<\/span><\/a><span style=\"font-weight: 400;\">. The most attractive neighbourhoods, per the sales of homes, are Bayridge, Sandy Cove and West Bay. These neighbourhoods are quiet, surrounded by lush forest and are close to great schools.<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">View available <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-West+Vancouver\/area-Bayridge;Sandy+Cove\/type-House\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">single-family homes in Sandy Cove &amp; Bayridge neighbourhoods<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/li>\n<li><a href=\"https:\/\/www.kenstef.com\/listings\/city-West+Vancouver\/area-West+Bay\/type-House\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">View homes in the West Bay area<\/span><\/a><span style=\"font-weight: 400;\">, home to West Bay Elementary School.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">For those looking for large properties and even more expansive views, sales of detached homes in the British Properties have begun to increase. Take a look at some of<\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-West+Vancouver\/area-British+Properties\/type-House\/page-1\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">these amazing luxury properties available for sale<\/span><\/a><span style=\"font-weight: 400;\"> in one of Metro Vancouver&#8217;s most exclusive neighbourhoods. This area is only going to grow in interest and value as the Cypress Village development continues to progress, and amenities come to the area. Meagre <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-West+Vancouver\/area-Ambleside;Dundarave\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">attached homes sales were concentrated in Dundarave and Ambleside<\/span><\/a><span style=\"font-weight: 400;\">, the two neighbourhoods of West Vancouver where most of the community\u2019s apartment buildings stand.
