Maybe it\u2019s not a coincidence that the increase of sales is happening at the same time the sale to list price ratio decreased 2%, the average sale price decreased 6% and the average days on market decreased 3 days. In times of increasing economic uncertainty as inflation increases, East Vancouver appears to be a growing interest for potential homebuyers looking to buy a single-family home.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The majority of September\u2019s sales were for <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Champlain+Heights;Collingwood+VE;Fraser+VE;Fraserview+VE;Grandview+VE;Grandview+Woodland;Hastings;Hastings+East;Hastings+Sunrise;Killarney+VE;Knight;Main;Mount+Pleasant+VE;Renfrew+Heights;Renfrew+VE;South+Marine;South+Vancouver;Strathcona;Victoria+VE\/type-House\/min_price-1250000\/max_price-2000000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">single-family homes costing between $1,250,000 to $2,000,000<\/span><\/a><span style=\"font-weight: 400;\">. More specifically, the price band of <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Champlain+Heights;Collingwood+VE;Fraser+VE;Fraserview+VE;Grandview+VE;Grandview+Woodland;Hastings;Hastings+East;Hastings+Sunrise;Killarney+VE;Knight;Main;Mount+Pleasant+VE;Renfrew+Heights;Renfrew+VE;South+Marine;South+Vancouver;Strathcona;Victoria+VE\/type-House\/min_price-1250000\/max_price-1500000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">homes priced $1.25M to $1.5M were the most active at a 62% sales ratio<\/span><\/a><span style=\"font-weight: 400;\">. Compared to other regions in the Lower Mainland, these prices are actually quite accessible even with higher interest rates on mortgages.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Plus you can get a yard.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The three most popular neighbourhoods for detached home sales in East Vancouver are Fraser VE (33%), Knight (29%) and Killarney VE (24%). While these homes are pricier than what\u2019s selling well in some other regions, the overwhelming amount of activity in this price band dwarfs the sales activity above $4 million. Sales overall slipped by 5% in September. Although the average sale price increased by 11% to $3,395,000, in actuality the average sale to list price ratio declined by 9%. This means that homes sold in September were on average selling 7% below the list price.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Neighbourhood-by-neighbourhood sales stats are much more predictable, thankfully.<\/span><\/p>\n<ul>\n<li><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Dunbar\/type-House\/page-1\"><span style=\"font-weight: 400;\">View single-family homes in the quiet Dunbar neighbourhood<\/span><\/a><span style=\"font-weight: 400;\">, which had an 18% sales ratio and is located near Pacific Spirit Regional Park.\u00a0<\/span><\/li>\n<li><span style=\"font-weight: 400;\">Prestigious <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Point+Grey\/type-House\/page-1\"><span style=\"font-weight: 400;\">Point Grey has detached home listings<\/span><\/a><span style=\"font-weight: 400;\">, with a 10% sales ratio last month.<\/span><\/li>\n<li><span style=\"font-weight: 400;\">South Granville homes sold at a 9% sales ratio &#8211; see what <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-South+Granville\/type-House\/page-1\"><span style=\"font-weight: 400;\">trendy houses are available for sale<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Homes with 5-bedrooms or more account for 50% of home sales in Vancouver Westside. And there\u2019s a certain cache about a Shaughnessy home which can only be found in Shaughnessy.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For homebuyers seeking a big house with space for a growing family, there\u2019s <\/span><a href=\"https:\/\/www.kenstef.com\/showlisting\/593273\/1903-West-19th-Avenue-Shaughnessy-Vancouver-West\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">1903 West 19th Avenue<\/span><\/a><span style=\"font-weight: 400;\"> to consider. This beautiful First Shaughnessy home has a character of heritage and has been lovingly maintained by the same family for 40 years. Much of the home\u2019s architectural and interior details have been retained from the original structure over the years.
