However, it isn\u2019t quite so simple as the variations neighbourhood-by-neighbourhood continues to show there is still vitality in this market. That\u2019s a given since for as much condos &amp; townhomes can cost with higher interest rates, detached homes still cost more.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Let\u2019s take a look.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Sales decline in Downtown Vancouver<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">After a slight decline in unit sales during August, sales of condos &amp; townhomes in Downtown Vancouver declined by 11% during September. <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Downtown+VW\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Condos in the Downtown VW neighbourhood<\/span><\/a><span style=\"font-weight: 400;\"> stayed constant at 20% despite the decline affecting Yaletown (13%) and Westend (10%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In September, <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Coal+Harbour;Downtown+VW;Gastown;West+End+VW;Yaletown\/type-Condo\/min_price-500000\/max_price-1000000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">condos for sale priced $500,000 to $1,000,000<\/span><\/a><span style=\"font-weight: 400;\"> were the highest volume of sales in the city\u2019s downtown area.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For these attached homes in the city, the sale to list price ratio remained stable at 99% while the average sale price declined by 1% to $790,000. And finally, for the <\/span><b>fifth consecutive month<\/b><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Coal+Harbour\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">sales of condos in Coal Harbour<\/span><\/a><span style=\"font-weight: 400;\"> remained at 12 units sold.\u00a0<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-631\" src=\"https:\/\/www.bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_DTVan.jpg\" alt=\"Infographic displaying condo and townhome sales in downtown Vancouver September 2022.\" width=\"750\" height=\"500\" srcset=\"https:\/\/bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_DTVan.jpg 750w, https:\/\/bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_DTVan-300x200.jpg 300w\" sizes=\"(max-width: 750px) 100vw, 750px\" \/><\/p>\n<h3><span style=\"font-weight: 400;\">Comparatively Stable Sales in Vancouver East<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Overall, East Vancouver had a 23% sales ratio for condos and townhomes &#8211; setting it ahead of downtown and Vancouver West as the regional leader in sales of attached homes. The <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/type-Condo\/min_price-400000\/max_price-500000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">most active price band for available condos was $400,000 to $500,000<\/span><\/a><span style=\"font-weight: 400;\">. This price range had a 42% sales ratio, meaning almost half of the units for sale in September were sold. In a more broad sense, <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/type-Condo\/min_price-500000\/max_price-900000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">condos selling between $500,000 to $900,000<\/span><\/a><span style=\"font-weight: 400;\"> had the largest share of the overall sales volume, along with <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/type-Townhome\/min_price-500000\/max_price-900000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">East Vancouver townhomes<\/span><\/a><span style=\"font-weight: 400;\"> too.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The most popular configuration for <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/type-Condo\/max_bedroom-1\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Vancouver East condos is a maximum of 1 bedroom<\/span><\/a><span style=\"font-weight: 400;\">. For inventory, almost half of available condos &amp; townhomes were a 1 bedroom or studio unit.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Which neighbourhoods are experiencing the most sales activity? Three neighbourhoods stand out the most, each with more than 10 sales for the last month. Mount Pleasant VE, Collingwood VE and South Marine all led the Eastside in sales. Mount Pleasant led with 23 sales, with Collingwood VE coming in second at 14, and South Marine at 11 sales.\u00a0<\/span><\/p>\n<ul>\n<li><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Mount+Pleasant+VE\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">View condos in Mount Pleasant VE<\/span><\/a><span style=\"font-weight: 400;\"> &amp; <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Mount+Pleasant+VE\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">available townhome listings on MLS<\/span><span style=\"font-weight: 400;\">\u00ae<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/li>\n<li><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Collingwood+VE\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Collingwood has condos for sale<\/span><\/a><span style=\"font-weight: 400;\">, and <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-Collingwood+VE\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">attractive townhomes on the market too<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/li>\n<li><span style=\"font-weight: 400;\">Consider <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-South+Marine\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">a townhome in South Marine<\/span><\/a><span style=\"font-weight: 400;\"> or <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+East\/area-South+Marine\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">condo for sales in South Marine<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-634\" src=\"https:\/\/www.bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_VECondos.jpg\" alt=\"Infographic displaying market information about condos and townhomes in September 2022.\" width=\"750\" height=\"500\" srcset=\"https:\/\/bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_VECondos.jpg 750w, https:\/\/bcoceansideproperties.com\/blog\/wp-content\/uploads\/2022\/10\/2022_SEP_KS_VECondos-300x200.jpg 300w\" sizes=\"(max-width: 750px) 100vw, 750px\" \/><\/p>\n<h3><span style=\"font-weight: 400;\">Significant Drop in Condos &amp; Townhomes Sales in Vancouver West <\/span><\/h3>\n<p><span style=\"font-weight: 400;\">We have to address the elephant in the room. During September, overall sales of condos and townhomes dipped by 33% in Vancouver West. Units sold were concentrated within a fairly broad prince range of $600K to $1.5M &#8211; however, the $1.25M to $1.5M has the most inventory at 118 units, despite only 10 sales. The downward shift towards more affordable properties has certainly impacted the movement of these higher-priced homes and those units priced above the upper limit.<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">View <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Arbutus;Cambie;Dunbar;Fairview+VW;False+Creek;Gastown;Kerrisdale;Kitsilano;MacKenzie+Heights;Marpole;Mount+Pleasant+VW;Oakridge+VW;Olympic+Village;Point+Grey;Quilchena;S.W.+Marine;Shaughnessy;South+Granville;South+Cambie;Southlands;University+VW\/type-Condo\/min_price-600000\/max_price-1500000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Vancouver West condos priced between $600,000 to $1,500,000.<\/span><\/a><\/li>\n<li><span>View Westside <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Arbutus;Cambie;Dunbar;Fairview+VW;False+Creek;Gastown;Kerrisdale;Kitsilano;MacKenzie+Heights;Marpole;Mount+Pleasant+VW;Oakridge+VW;Olympic+Village;Point+Grey;Quilchena;S.W.+Marine;Shaughnessy;South+Granville;South+Cambie;Southlands;University+VW\/type-Townhome\/min_price-600000\/max_price-1500000\/page-1\" target=\"_blank\" rel=\"noopener\"><span>townhomes for sale from $600,000 to $1,500,000<\/span><\/a><span>.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Unlike East Vancouver, the preferred configuration of condos &amp; townhomes in Vancouver West appears to be properties with a maximum of 2 bedrooms. At just over 80% of all units sold, homes with up to 2 bedrooms appear to be the criteria. This would potentially track with the most active price band too. Neighbourhoods like Fairview, Kitsilano, False Creek and University are all quite attractive to a broad swath of potential homeowners, in particular for their positioning on Vancouver&#8217;s Westside. Kitsilano and False Creek are both near the waterfront, bringing residents towards the beaches or seawall, but also to the restaurants and shops in the neighbourhood. University has a certain cache for students at nearby UBC due to its proximity to campus and its access to transit along SE Marine Drive. While Fairview is almost a city unto its own, home to the <a href=\"https:\/\/en.wikipedia.org\/wiki\/Vancouver_City_Hall\">City of Vancouver&#8217;s municipal government<\/a>, and the <a href=\"http:\/\/www.vch.ca\/locations-services\/result?res_id=644\" target=\"_blank\" rel=\"noopener\">sprawling Vancouver General Hospital complex<\/a>.
