Vancouver Westside<\/span><\/a> is always a popular destination when it comes to real estate. <\/span>Kitsilano<\/b><\/a> & <\/b>Point Grey<\/b><\/a> have some of the most beautiful waterfront properties, including <\/span>one that belongs to Chip Wilson (founder of Lululemon Athletica) which was assessed at a jaw-dropping $64.9 million dollars in 2021<\/span><\/a>. <\/span>Dunbar<\/b><\/a>, <\/b>University<\/b><\/a> & <\/b>Southlands<\/b><\/a> are well-known for its peaceful & quiet setting as well as their proximity to UBC, making it a popular destination for locals and investors both. <\/span>Southlands<\/span><\/a> is especially famous for <\/span>its luxurious equestrian properties and an equine population that are often spotted trotting along the streets with or on their horses<\/span><\/a>.\u00a0 The <\/span>areas outside of Downtown Vancouver had higher activities for condos & townhomes in October 2021<\/span><\/a>. In this segment we\u2019ll look at how detached houses in <\/span>Kitsilano<\/span><\/a>, <\/span>Point Grey<\/span><\/a>, <\/span>University<\/span><\/a>, <\/span>Dunbar<\/span><\/a> & <\/span>Southlands<\/span><\/a> did in the same period.<\/span><\/p>\n

Most Active to Least Active Among These Vancouver Neighbourhoods<\/strong><\/h4>\n

While the average sales ratio <\/span>across Vancouver Westside<\/span><\/a> was a balanced 17%, some of these hoods had far above, as well as far below, sales ratios.\u00a0<\/span><\/p>\n

    \n
  1. Kitsilano houses were the hottest with a sales ratio of 54%.<\/span><\/a><\/li>\n
  2. Point Grey came in second at 21% – higher than average<\/span><\/a>, but far lower than Kits.<\/span><\/li>\n
  3. Dunbar came close to Point Grey at 19% ratio <\/span><\/a>– still above average.<\/span><\/li>\n
  4. University came 4th at a 16% sales ratio<\/span><\/a> – slightly below average.<\/span><\/li>\n
  5. Southlands was the least active with 6%<\/span><\/a> – not even half the average.\u00a0<\/span><\/li>\n<\/ol>\n

    These 5 neighbourhoods combined for 50 detached homes sales<\/span><\/a> out of 108 houses that exchanged hands in October 2021 (nearly half)! <\/span>The average sale price was $3.205M<\/span><\/a>, up 2% from September 2021 and the days on market dropped from 26 to 15.<\/span><\/p>\n

    Breaking Down The Luxury Segment in Vancouver Houses<\/strong><\/h4>\n

    Point Grey had the most new listings added with 80 new houses<\/a> sprung into the market, while Kitsilano had only 26 new homes<\/a> listed with the highest sales ratio, indicating lower supply & higher demand. <\/span>Point Grey homes <\/span><\/a>tend to be priced much higher than<\/span> Kits <\/span><\/a>on average. As of the time of writing this article, there are <\/span>6 homes listed for over $20 Million in Point Grey (Vancouver)<\/span><\/a> with just over 70 listings, whereas <\/span>neighbouring Kitsilano (Vancouver) has 2 houses asking over $10 Million<\/span><\/a> but around 30 listed. Also known for their luxury homes, <\/span>Southlands (Vancouver) has over 30 houses, with 4 asking over $10 Million<\/span><\/a>, while <\/span>University (Vancouver) has less than 25 houses listed with 5 of them priced over $10 million<\/span><\/a>. <\/span>Dunbar (Vancouver) has significantly more inventory than Kitsilano (over 60) with none of the houses asking over $10 million<\/span><\/a> as of November 19th 2021.\u00a0<\/span><\/p>\n
