In this segment we\u2019ll look at how detached houses in <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Kitsilano\/type-House\/page-1\"><span style=\"font-weight: 400;\">Kitsilano<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Point+Grey\/type-House\/page-1\"><span style=\"font-weight: 400;\">Point Grey<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-University+VW\/type-House\/page-1\"><span style=\"font-weight: 400;\">University<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Dunbar\/type-House\/page-1\"><span style=\"font-weight: 400;\">Dunbar<\/span><\/a><span style=\"font-weight: 400;\"> &amp; <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Southlands\/type-House\/page-1\"><span style=\"font-weight: 400;\">Southlands<\/span><\/a><span style=\"font-weight: 400;\"> did in the same period.<\/span><\/p>\n<h4><strong>Most Active to Least Active Among These Vancouver Neighbourhoods<\/strong><\/h4>\n<p><span style=\"font-weight: 400;\">While the average sales ratio <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/type-House\/page-1\"><span style=\"font-weight: 400;\">across Vancouver Westside<\/span><\/a><span style=\"font-weight: 400;\"> was a balanced 17%, some of these hoods had far above, as well as far below, sales ratios.\u00a0<\/span><\/p>\n<ol>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Kitsilano\/type-House\/page-1\"><span style=\"font-weight: 400;\">Kitsilano houses were the hottest with a sales ratio of 54%.<\/span><\/a><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Point+Grey\/type-House\/page-1\"><span style=\"font-weight: 400;\">Point Grey came in second at 21% &#8211; higher than average<\/span><\/a><span style=\"font-weight: 400;\">, but far lower than Kits.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Dunbar\/type-House\/page-1\"><span style=\"font-weight: 400;\">Dunbar came close to Point Grey at 19% ratio <\/span><\/a><span style=\"font-weight: 400;\">&#8211; still above average.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-University+VW\/type-House\/page-1\"><span style=\"font-weight: 400;\">University came 4th at a 16% sales ratio<\/span><\/a><span style=\"font-weight: 400;\"> &#8211; slightly below average.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Southlands\/type-House\/page-1\"><span style=\"font-weight: 400;\">Southlands was the least active with 6%<\/span><\/a><span style=\"font-weight: 400;\"> &#8211; not even half the average.\u00a0<\/span><\/li>\n<\/ol>\n<p><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Dunbar;Kitsilano;Point+Grey;Southlands;University+VW\/type-House\/page-1\"><span style=\"font-weight: 400;\">These 5 neighbourhoods combined for 50 detached homes sales<\/span><\/a><span style=\"font-weight: 400;\"> out of 108 houses that exchanged hands in October 2021 (nearly half)! <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Dunbar;Kitsilano;Point+Grey;Southlands;University+VW\/type-House\/min_price-3200000\/max_price-3300000\/page-1\"><span style=\"font-weight: 400;\">The average sale price was $3.205M<\/span><\/a><span style=\"font-weight: 400;\">, up 2% from September 2021 and the days on market dropped from 26 to 15.<\/span><\/p>\n<h4><strong>Breaking Down The Luxury Segment in Vancouver Houses<\/strong><\/h4>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Point+Grey\/page-1\">Point Grey had the most new listings added with 80 new houses<\/a> sprung into the market, while <a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Kitsilano\/type-House\/order_by-price\/order_direction-DESC\/page-1\">Kitsilano had only 26 new homes<\/a> listed with the highest sales ratio, indicating lower supply &amp; higher demand. <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Point+Grey\/type-House\/order_by-price\/order_direction-DESC\/page-1\"><span style=\"font-weight: 400;\">Point Grey homes <\/span><\/a><span style=\"font-weight: 400;\">tend to be priced much higher than<\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Kitsilano\/type-House\/order_by-price\/order_direction-DESC\/page-1\"><span style=\"font-weight: 400;\"> Kits <\/span><\/a><span style=\"font-weight: 400;\">on average. As of the time of writing this article, there are <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Point+Grey\/type-House\/order_by-price\/order_direction-DESC\/page-1\"><span style=\"font-weight: 400;\">6 homes listed for over $20 Million in Point Grey (Vancouver)<\/span><\/a><span style=\"font-weight: 400;\"> with just over 70 listings, whereas <\/span><a href=\"https:\/\/www.kenstef.com\/listings\/city-Vancouver+West\/area-Point+Grey\/type-House\/order_by-price\/order_direction-DESC\/page-1\"><span style=\"font-weight: 400;\">neighbouring Kitsilano (Vancouver) has 2 houses asking over $10 Million<\/span><\/a><span style=\"font-weight: 400;\"> but around 30 listed.
