Single Family Homes in Vancouver West saw a balanced market with a 17% sales ratio, while condos & townhomes saw a sellers market with a 43% sales ratio in December 2021. This trend was well reflected across Cambie Corridor of Vancouver Westside, which runs along the Canada Line Skytrain.

Detached Houses Had Modest Activity Across Cambie Corridor

Marpole, Oakridge, South Cambie, Cambie (Cambie Corridor) single family homes sales added up to only 15 in December of 2021. Detached houses in South Cambie of Vancouver West stood out with a 38% sales ratio (3 sold with 8 listed), while the remaining areas had sales ratios below the city wide average of 17%:

  1. Oakridge, Vancouver West houses sold at 15% (2 sold with 13 listed)
  2. Cambie, Vancouver West houses sold at 14% (7 sold with 49 listed)
  3. Marpole, Vancouver West houses sold at 7% (3 sold with 42 listed)
  4. False Creek and Fairview West only had condos & townhomes sell

Cambie & Marpole had notably high single family homes added to its inventory. 91 new homes were added between the two in December. False Creek & Fairview both had no new houses added to its inventory in this period.

Condos & Townhomes Along Cambie Corridor Moved Far Faster

128 of the 200 condos & townhomes sold in Vancouver Westside last month came from these 6 neighbourhoods along Cambie Corridor. Fairview, Vancouver West condos & townhomes had the highest sales ratio with 173% (45 sales and 26 listings). It also led for the most number of attached homes sold in any neighbourhood in Vancouver Westside. The other areas along Cambie Corridor had solid sellers markets:

  1. Marpole, Vancouver West condos & townhomes sold at 49% (20 sales with 41 listed)
  2. False Creek, Vancouver West condos & townhomes sold at 44% (27 sales with 62 listed)
  3. Oakridge, Vancouver West condos & townhomes sold at 39% (7 sales with 18 listed)
  4. South cambie, Vancouver West condos & townhomes sold at 33% (7 sales with 21 listed)
  5. Cambie, Vancouver West condos & townhomes sold at 23% (22 sales with 95 listed)

Compared to the 43% sales ratio of attached homes sold in Vancouver Westside, Oakridge, Cambie & South Cambie were the only ones that sold below that ratio, leaving relatively higher inventory to browse than others. There are nearly 40 townhomes listed in Cambie, South Cambie and Oakridge priced as high as $2.479M at the time of writing this article. There are well over 100 condos listed for sale across Cambie, South Cambie & Oakridge with prices reaching as high as $3.389M at the time of writing this article.
