Kits & Dunbar Moved Fastest in Vancouver West for Houses

Houses have always been a hot commodity in these popular residential neighbourhoods in Vancouver Westside. While overall single family homes sales in December 2021 declined to 79 compared to 98 in November, the sales ratio climbed just a little bit higher to 17%. Kitsilano, Dunbar, Southlands & Point Grey houses all posted sales ratios above the city average (18% to 25%) while University of Vancouver West houses fell below the average with a 14% sales ratio.

These 5 Westside Neighbourhoods Combined for over one-third of net sales

Dunbar and Point Grey had the highest net sales of single family homes in Vancouver West posting 21 transactions, or more than a quarter of the Vancouver West total. Kitsilano, Southlands and University houses posted 4, 4, and 2 sales respectively, bringing their tally to 31 (more than one-third of the city total of 79).

Big Activity Gap Between Different Price Bands For Detached Homes in Vancouver West in December

Vancouver Westside Homes Priced Between $1.75M to $2.25M saw the highest movement with sales and only 3 new inventory, combining for a total sales ratio of 166%. Kitsilano, Point Grey, Dunbar, Southlands & University have few houses left priced under $2.25M. Houses in Vancouver Westside priced $6.5M and above had only 1 sale while 156 new ones came on the market. There are plenty of houses priced $6.5M and above in the prestigious Vancouver Westside neighbourhoods of Point Grey, Southland & University to browse through.

Kitsilano & University Had Almost All Of The Condo/Townhome Sales

There were a total of 200 sales of attached homes in Vancouver Westside in December 2021. Kitsilano and University had the highest activity of condo/townhome sales in this period, combining for a total of 55 transactions – more than a quarter of the total.

Point Grey and Dunbar condos/townhouse sales added to a paltry 3 in comparison, while Southlands posted none. Point Grey and Dunbar consist more of single family homes rather than multi-residential developments, however, and their low sales do not represent the high demand for attached homes in Vancouver Westside.

Condos & Townhomes Priced Under $1M Moved Fast In December

Vancouver Westside condos & townhomes priced under $1M saw 111 sales with 152 listings added for a 73% sales ratio. The transit & beach adjacent Kitsilano & Point Grey areas have several condos priced under $1,000,000 offered, while townhome offerings become slim. University, Vancouver Westside condos priced under $1M have several offerings too, while townhomes are scarce even when the maximum range is moved up to $2M.

The Luxury Condos & Townhomes in These Westside Neighbourhoods

The UBC region in University showcases the most prestigious penthouses, condos & townhomes for sale with some listings breaching over $3M in asking prices. There are some luxury Dunbar condos & penthouses, with many priced well over $2M as well. Southlands, on the other hand, has mostly (if not all) single family homes to offer.
