Shaughnessy, South Granville & Mackenzie Heights are some of the most desired neighbourhoods in Vancouver Westside, boasting a balance of quiet and convenience. The real estate movements across these areas were quite varied in December of 2021.

Single Family Homes Movement Across These Core Neighbourhoods

Shaughnessy Has Many Expensive Real Estate Options!

Shaughnessy, known for some of the most luxurious homes in Vancouver Westside, had the lowest sales ratio of the 3 neighbourhoods. Only 4 homes sold while 56 were added. There are more than a dozen homes for sale across Shaughnessy priced over $10M. The sales ratio of Vancouver Westside homes priced $7M and above was below 1% in this period, and the abundance of ultra-luxury 8 figure homes in Shaughnessy is a contributing factor.

South Granville Sold Above The Vancouver Westside Average

9 single family homes in South Granville traded hands in December of 2021 while 48 were added to inventory, resulting in a 19% sales ratio. This ratio was slightly higher than the Vancouver Westside average of 17%. At the time of writing, majority of houses listed in South Granville are under $10M unlike in Shaughnessy where 8 figure listings are not uncommon. A number of houses in South Granville (Vancouver West) are priced $5M or lower at the time of writing.

Sellers Market in Mackenzie Heights in December 2021

With 4 selling and 15 added to inventory, single family homes in Mackenzie Heights sold at 27%, posting a sellers market far above the Vancouver Westside average of 17%. A handful of houses listed in Mackenzie Heights are asking above $5M, with several more single family homes ranging from the low $3M to $5M.

Condos & Townhomes Movements In These Parts of Vancouver Varied Widely

Shaughnessy, known mostly for luxurious single family homes, posted no sales of attached homes while 3 were added to inventory. The offering of condos and townhomes for sale in Shaughnessy are not as plentiful as other more high-density neighbourhoods such as that along Cambie Corridor.

Mackenzie Heights condos/townhomes posted only 1 sale with 4 added to inventory for a 25% sales ratio, still far below the citywide average of 43%. South Granville condos & townhomes saw more activity with 3 sales, but had a lower sales ratio of 10% as 29 new listings were added. At the time of writing, there are more than a dozen townhomes listed below $2M in South Granville, providing a larger range of options than the more expensive single family homes in the area.
