Cambie Corridor Sees A lot of Action for Condos and Townhome Listings and Sales.

The Cambie corridor of Cambie, False Creek, Fairview, Marpole, Oakridge, SW Marine and South Cambie condos and townhomes accounted for just over 50% of total new listings and sales in Vancouver West. This market showed to be very fast paced with 4 of the neighbourhoods registering sales ratios above 40%.

The top performer was Fairview with 39 new listings and 23 sales for a 59% sales ratio. False Creek, Marpole and SW Marine condos and townhomes saw a similar market with sales ratios in the 45%-46% range. Collectively, these three neighbourhoods had 136 new listings and 62 sales (45.5% sales ratio).

Cambie and False Creek Introduced A Lot of Inventory This Month:

Most Attractive Price Band For January Condos and Townhomes in Cambie Corridor

The $600K-$700k price band hit the sweet spot for Vancouver Westside condo & townhome listings this month with a 93% sales ratio. This price band had an impressive 28 listings and 26 sales. The larger bracket of Vancouver Westside condos & townhomes from $300K-$900K saw a lot of success this month with a collective 57% sales ratio. This price bracket accounted for 142 total new listings and 81 sales.

Not as Much action for Houses in Cambie Corridor Market

The cambie corridor brought in 140 new listings to start out the new year. Of these new home listings, only two neighbourhoods saw a sales ratio above 10%. Marpole houses in Vancouver West had the highest sales ratio for the month at 22% with 37 new listings and 8 sales. The second highest neighbourhood was homes in  Cambie, Vancouver West with a 12% sales ratio which had 58 new listings and 7 sales.

Many Homes still available in Oakridge and SW Marine, Vancouver Westside

Only two other neighbourhoods of the 7 total in the Cambie corridor had any sales. This was Oakridge and SW Marine who had a 6% and 4% sales ratio respectively. Most Attractive Price Band For January Single Family Homes, Cambie Corridor

The price band that saw the most action for the month was Vancouver West homes at $2.5M – $2.75M. These homes had 11 new listings and 11 sales, for a 100% sales ratio. The larger bracket of $1.75M – $3.5M homes in Vancouver Westside attracted most of the total sales with 97 new listings and 37 sales for a total sales ratio of 38%.
