All of Vancouver Was a Sellers’ Market for Attached Homes in December 2021 – East Vancouver Sold Fastest!
East Vancouver Leads In December 2021
It was another blockbuster month for East Vancouver’s townhomes & condos with a 67% sales ratio (183 sold with 274 added to its inventory), significantly higher than that of Vancouver Westside and Downtown Vancouver. East vancouver condos/townhomes priced under $800k sold at a jaw-dropping 119% sales ratio (120 sold with 101 added to inventory).
The most popular neighbourhoods in East Vancouver for sales ratios were Killarney and Champlain Heights condos & townhomes, as both areas posted 200% or higher sales ratios, but with only 11 sales between the two. Mount Pleasant, Collingwood and South Marine condos & townhomes all posted double digit sales ratios with a total of 109 units trading hands, accounting for more than half the total sales in East Vancouver in the last month of 2021.
Vancouver Westside Also a Strong Sellers’ Market
Vancouver Westside townhomes & condos trailed second with a 43% sales ratio (200 sold with 463 added to its inventory), still a very vibrant sellers market. Townhomes and condos in Vancouver Westside priced between $500k to $900k saw a 82% sales ratio with other price bands above it trailing lower and lower.
Fairview and Kitsilano condos & townhomes sold at the highest ratio, accounting for more than a third of the total sales in Vancouver Westside. These two neighbourhoods combined for a sales ratio of 151% with 77 listings sold. False Creek, Marpole and University condos & townhomes were the next hottest zones with a cumulative sales ratio of 40% with 70 units trading hands.
Downtown Vancouver Was the Slowest of The Three
Downtown Vancouver was the slowest out of all 3 zones for condos & townhome movements, but still showcasing a sellers market with 33% sales ratio (185 sold with 555 added to inventory). Downtown Vancouver townhomes & condos priced up to $800k had a 83% sales ratio with higher price points reducing in sale ratios.
Downtown & West End condos & townhomes saw a 43% sales ratio with 128 sales, more than doubling that of Coal Harbour and Yaletown condos & townhomes which sold 57 units for a sales ratio of 22%. There are several luxury penthouses listed in Coal Harbour & Yaletown that offer some exquisite spaces & views.
